Australia cracks down on real estate agent activity

The ACCC (Australian Competition and Consumer Commission) is launching a crackdown on real estate agents. It is proposing changes to the Trade Practices Act the will enable it to prosecute agents to break the law.

“It is proposing fines of more than $1 million for companies and up to $220,000 for individual agents that underquote, use dummy bidders at auctions and airbrush photos of properties.”

What is the relevance of this for building websites for the property industry? With an average of around 25% of people having broadband, websites still need to be optimised for dial up speeds – which means limiting the use of slow to load multimedia sites. Some use of flash and video is a must, but this report reminds us that we are a long way away from a world where everyone view websites that with live streaming video or deeply immersive multimedia. These types of sites should still be restricted to niche segements of the market where adoption of broadband is much higher than the average – such as sites for IT professionals.

The bubble has burst, but CRM is a shining light

It’s interesting to be heavily involved here, watching the changes unfolding on the Dubai property landscape. And no I am not talking about the Palms, The World and the other mega projects. The big change on the property landscape here is going on ‘inside’ the developers and real estate brokerages.

The bubble may have burst on the world and UAE property markets, however there are still sales to be made. There is more stock for sale on the market now that at any time in Dubai’s history and there are savvy buyers out there just searching for the right opportunity at the right price.

The big change that we are seeing in the market today is the adaptation of the sales and marketing processes in the leading property firms across the Emirates. Gone are the days of taking orders, the market leaders now understand the need for systemization within their sales and marketing departments to ensure ongoing revenue and survival through these tough times.

We are now seeing a sharp uptake in the implementation of CRM, Sales and Marketing systems across the UAE and broader Gulf region as companies adapt their sales strategies.

Detailed client profiling or “Buyer Matching” as offered by industry benchmark systems such as foxEnterprise give a sustained competitive advantage.

YouTube and Facebook latest weapons in property market

This is an interesting article in The Sunday Mail, a Queensland newspaper. Light on details but it does show that Australian agents are becoming more innovative online.

Whilst Australian agents are good adopters of technology in general, suprising I have found them quite resistent to the use of web 2.0 technologies. For example, there really are very few australian agents who run a blog. When compared to the USA for example, the adoption of these technologies in Australia is very slow, and yet subscription to portals and the general realisation of the value of technology to an agency is in general very high.

As we do business around the world I am constantly impressed with the relative sophistication of agencies in Australia. I think it would be fair to say that Australian agentcies are perhaps 2nd to the USA is adoption and use of technology, but also in the professionalism of the way that real estate agencies are run. I am not sure of the reason why they are so slow to adopt web 2.0 technologies, but one thing is for sure. If Australian agents do not start to seriously look at these technologies, over the next few years they will no longer be world leaders.
